UPGRADES AND OPTIONS
Numerous features, options and upgrade items are available for your home to make it your own. There are also multiple choices in colors, textures and finish details you can select without increasing cost. You can also modify the internal and external configuration of your home and space layouts. The choices of finishes, features and upgrade options you can select from are vast and they all include a variety of colors, textures and finish features, enabling you to achieve a truly customized look and feel for your home. These include, but are not limited to:
Doors, baseboard, trim, molding
Kitchen cabinets, kitchen tops, appliances, backsplash and all kitchen finishes
Floors from hardwood, ceramic tile, LVP, carpet
Electric fixtures, lamps, home automation
Plumbing fixtures
Bathroom details, shower enclosures, tubs, mirrors, and all bathroom finishes
Ceiling height in living areas
Basements (finished or unfinished), foundations types
Garages - From 1-car to multiple cars, attached or detached
Landscaping features, accessory units, gazebos, porches, decks, fencing
Exterior siding and roofing options, exterior masonry (brick, stone, fiber-cement)

INCLUSIONS & EXCLUSIONS (BASE PACKAGES)
Planning, design, development, permits and inspections:
•Included.
•Any unconventional situations such as conditional use permits, re-zoning, lot unification approvals, and such can be priced separately.
Foundation & Basements
•Includes 2.5'-3' crawl space foundation, unfinished, stone floor with vapor barrier.
•Basement pricing to be quoted per unit at the time (depends on concrete pricing at the time of contract and specifics) - Available in 8', 9' and 10' ceiling heights.
•All basements shall be solid pre-cast concrete with warrantied water proofing.
•All basements will include a concrete slab floor and drainage (optional for crawl spaces).
•All basements will include electrical outlets and lighting per code.
•Basements can be modified, finished, and provided with numerous options, upgrades and details based on the client's needs, desires and budgets.
Garages
•Garages are optional and can be constructed in any permissible configuration per code regulations. They can be attached or detached structures.
•Standard garage upgrades can be estimated at $22,000 for an attached 2-car garage measuring 24' x 26' with automatic garage door, concrete slab, 1 entry/exit door, two windows, siding and roofing to match the home, unfinished and un-heated interior. The final price depends on the cost of concrete and lumber at the time of the quote.
Exterior Details
The following items are upgrade options to be priced separately if the customer wishes to add them to their project and financing:
•Landscaping - The home is delivered final graded and ready for top soil and landscaping by the owner or others.
•Site drainage - Typically completed by the landscaper.
•Driveway - The home is delivered with a rough-graded, un-paved driveway ready for paving by others.
•Flatwork - Exterior walks, front porch slab or stone, rear patio slab, stone or deck, etc. can be quoted individually for each home and included in the project and financing at the customer's option.
•Utility connections - Utility services including electrical, cable, sewer, water can be quoted for each home and included in the project and financing at the owner's option. These services are dependent on the availability and specific details of each property so they cannot be priced as a package, however, they can and should be included with each sale since the customer cannot receive an occupancy permit without them.
Interior Details
•Interior finishes will be completed as per plans and the detailed project specifications for each home.
•Included appliances will be listed in the project specifications list and scope of work with each project.
•A punch list walk-through will be conducted with the customer prior to delivery of the home. Any punch list items will be completed expeditiously and as per the purchase agreement.
Project Funding & Financing
•Bank financing options will be provided to customers prior to contract, at their options.
•Buyers may select their own financing or lending institution.
•Cash purchases may be accomplished with funds in a construction escrow prior to start.
•We will assist with project financing and work with the customer's lender to streamline the funding process.
Third-Party Services
•Appraisals, surveys, permit fees, private home inspector fees, financing fees, environmental reports, soil test reports, wetland dileneation reports, wildlife reports, and such services and reports are not included with the home. However, we will work with any and all third-parties to streamline those processes as desired or required, generally for no additional cost.
